CCI Real Estate, a real estate investment company centered on missional impact and community transformation, announced today that pre-leasing has begun at Nova River District, the new 250-residence, mixed-use development in downtown Rome, Georgia. The first units are expected to open for resident move-ins by July of this year.

Nova River District sits between the Courtyard Rome Riverwalk and Fifth Avenue along the Oostanaula River in Rome, and is a redevelopment of an existing property located across the river from historic Broad Street. The redevelopment provides 178 one-bedroom and 64 two-bedroom apartments, as well as nearly 14,000 square feet of ground-floor retail. Two of the original buildings on the property are also being redeveloped into an additional 4,000 square feet of adaptive reuse retail space.

“With pre-leasing underway, we look forward to welcoming residents to Nova River District and introducing new experiences and energy to this special part of Rome, complementing what this community has already built over generations,” said Jeff Warwick, CEO at CCI. “With walking trails, local eateries and history at every turn, Rome creates an atmosphere that is unlike anywhere else in the state. We aim to further connect the community to the natural beauty of the riverfront by offering a walkable, convenient lifestyle right on the banks of the Oostanaula.”

Nova River District’s amenities are centered around wellness, recreation and social spaces, and it is located on the 16.7-mile AdventHealth ECO Greenway. Additional amenities include two elevated sundecks, two recreation courtyards, a heated saltwater pool, a fitness and wellness studio and an on-site coffee shop. There are local dining options, additional retail, several grocery stores, schools and medical facilities all within a short distance from the property.

“How exciting it will be for residents to experience Rome in a new way while living in the Nova River District community,” said Pam Powers-Smith, Rome Floyd Chamber President. “They will be able to see the rivers while watching over our beautiful downtown and River District. This new addition of residences and businesses will be a vibrant draw for our community, and we can’t wait to see our new neighbors around town.”

Additional partners in the development of Nova River District include Poole & Poole Architecture as the architect; True North Companies as the general contractor; Focus Design Interiors, Inc. as the interior designer; Davis & Church, LLC as the structural engineer; Phillips Gradick Engineering, PC as the MEP engineer; and Dovetail Civil Design, Inc. as the civil engineer. Gallery Residential handles property management for the multifamily component.
