Multifamily development of the year for Knoxville

With front‑row seats to the action and a prime spot in Knoxville’s Old City, Yardley Flats has stepped up to the plate as a downtown housing project that’s swinging for the fences.


The luxury rental apartment project has been selected by a panel of industry experts as the 2026 Multifamily Development of the Year in Knoxville, a nod to its role in reshaping the city’s urban core.


Opened in April 2025 alongside Covenant Health Park — the city’s new 7,000‑seat multiuse stadium — Yardley Flats anchors a growing pocket of residential, dining and cultural options in the Old City District.


The 233-unit complex blends high‑end interiors and amenities within walking distance of the stadium, nightlife and downtown employers — along with stadium views from select apartments and shared spaces.


The stadium is home to a Minor League Baseball team and a Division II soccer team and will host events and concerts throughout the year.


Named in honor of William Francis Yardley, a prominent civil rights advocate and Tennessee’s first Black gubernatorial candidate, Yardley Flats offers a strong sense of place while delivering modern urban living. Leasing momentum has followed, with 33 leases signed in early January 2026.


About the project: The luxury multifamily development features sophisticated interiors, unique amenities and one‑of‑a‑kind views of the baseball stadium from select apartments and common areas.


What the judges said: Industry judges said the baseball stadium-adjacent development will have a major impact on Knoxville, noting that Yardley Flats is helping anchor continued investment and activity in the Old City District. They pointed to the project’s ability to drive vibrancy and economic momentum while strengthening the connection between downtown living and major entertainment venues.


They made it happen: Third Base Residential — led by Joe Fielden Jr., Joe Fielden Sr. and GEM Community Development Group — developed the project. J.A. Fielden Co. served as the general contractor. Day‑to‑day operations and leasing are managed by Forty2-Yardley Flats.
